A soft credit check describes a type of search, rather than a mortgage offer. It can help a service provide an initial indication, but the result needs to be read alongside what was assessed and what remains outstanding.
The useful starting point is the firm’s explanation of its process. An eligibility tool, agreement in principle and full mortgage application should not be assumed to involve identical checks.
Soft credit checks: Establish which service was used
Keep the provider, date and description of the check. A comparison tool and a lender’s own initial assessment can have different purposes.
The word “preliminary” does not identify every part of the process. Ask what the result means, which information was entered and whether it is an indication or an actual lending decision at that stage.
Understand soft and hard searches
Experian explains that soft searches are not visible to other lenders in the same way as hard application searches. Hard searches can appear in information used by subsequent lenders.
That distinction concerns the search footprint. It does not establish that every product checked through a soft search is available or that a later full application will use no further checks.
Check before relying on a label
Some agreements in principle use soft checks, while processes can vary. A familiar service name does not replace the provider’s current information.
Ask which type of search will be made before proceeding. Do not assume every stage remains a soft check because the first interaction was described that way.
Read the result’s conditions
An indication can depend on information supplied and assumptions built into the service. Documents, underwriting or property checks may still be required.
A positive message is therefore different from a final mortgage offer. Keep any conditions and expiry information available rather than relying on a headline borrowing figure alone.
Separate a search from new borrowing
A check does not, by itself, create a debt. An account agreement and money drawn are separate events that need their own evidence.
Conversely, if borrowing followed, the commitment remains relevant even if a particular report has not updated. The mortgage application should describe the actual current position when requested.
Review the information entered
Income, commitments, address history and requested amount need accurate explanation. Annual and monthly figures can be confused if the form is read too quickly.
If an error occurred, identify it and use the relevant correction process. Do not change a correct answer simply to obtain a more favourable indication.
Keep consumer scores in context
A score displayed by a credit service is not the lender’s entire mortgage assessment. The lender applies its own requirements alongside the relevant information.
A soft-check result also does not certify suitability. Income, household spending, deposit source, the property and personal needs can require separate assessment by the relevant professionals.
Understand a negative indication carefully
A result saying a particular route cannot be indicated is not proof that every lender would decline. It also does not establish that another application will succeed.
Keep the wording and any explanation. An adviser can consider what was actually assessed, whether information is missing and which criteria may be relevant.
Do not use repeated checks as a substitute for advice
Soft-search visibility and a sensible application plan are different questions. Repeating tools with altered assumptions can produce confusing results without clarifying the actual case.
Ask what evidence supports the next step and what later checks it involves. This guide does not recommend applications based solely on a score or a displayed probability.

What happens after a mortgage enquiry?
This is an initial enquiry for administrative support and an adviser introduction where appropriate. It is not a mortgage application or an eligibility assessment. Any mortgage advice comes separately from an adviser acting through an FCA-authorised and regulated network. The receiving firm explains its service, fees and information requirements.
Mortgage Bridge has commercial relationships with receiving firms and receives a percentage of the adviser’s commission when an introduced case completes. Acceptance is not guaranteed.
Ask about an adviser introduction
Send details of your enquiry for administrative support and an adviser introduction where appropriate. Mortgage Bridge does not provide mortgage or debt advice, assess eligibility, affordability or suitability, or recommend products. Mortgage advice comes from an adviser acting through an FCA-authorised and regulated network.
Make a mortgage enquiryNo obligation. Mortgage Bridge acts as a mortgage introducer.

Your home may be repossessed if you do not keep up repayments on your mortgage.
Prepare a useful discussion pack
Relevant information may include:
- The service, date and result wording.
- Details entered and identified errors.
- Current income and borrowing evidence.
- Deposit and property information.
- Any conditions or outstanding requests.
Keep screenshots with dates and context. A cropped positive message may not explain the assumptions or limitations needed to understand it.
Keep the enquiry record complete
A result can be difficult to interpret if the amount requested or household details were changed between checks. Keep the versions identifiable rather than compare the messages as though they assessed identical circumstances.
If a document is missing, label that gap and ask what evidence is required. A soft search does not confirm that payslips, statements or legal documents have been reviewed simply because the result appeared quickly. An adviser can distinguish information entered into a tool from information already verified through the lender’s process.
Keep changes during the case visible
If income, borrowing or household circumstances change after the check, tell the adviser through the agreed process. An earlier indication may no longer reflect the facts.
An adviser acting through an FCA-authorised and regulated network can consider personal mortgage options. Mortgage Bridge provides administrative support and introductions, but cannot certify that a soft search establishes eligibility, affordability or an offer.
Frequently asked questions
Does a positive soft check guarantee a mortgage?
No. The indication can be conditional, and further evidence, underwriting and property assessment may be required.
Is every agreement in principle based on a soft search?
No. Processes vary, so check the firm’s current explanation before proceeding.
Does a search prove I have taken on borrowing?
No. A search, an opened agreement and an outstanding balance are different facts.
Important information and Mortgage Bridge’s role
Mortgage Bridge provides general information and administrative support as a mortgage introducer. It does not provide mortgage or debt advice, assess eligibility, affordability or suitability, or recommend products. Mortgage advice comes from an adviser acting through an FCA-authorised and regulated network.
Mortgage Bridge has commercial relationships with receiving firms and receives a percentage of the adviser’s commission when an introduced case completes.

Securing previously unsecured debts against a home increases the risk to the home. Lower monthly payments do not necessarily mean lower total costs. Longer repayment terms and fees can increase the total amount repaid.
