Mortgage Bridge provides general information and administrative support as a mortgage introducer. It does not provide mortgage or debt advice, assess eligibility, affordability or suitability, or recommend products. Mortgage advice comes from an adviser acting through an FCA-authorised and regulated network.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Securing previously unsecured debts against a home increases the risk to the home. Lower monthly payments do not necessarily mean lower total costs. Longer repayment terms and fees can increase the total amount repaid.

Mortgage underwriting assessment can use records, automated checks and clarification for different purposes. There is no universal sequence that applies to every lender and application.

A mortgage assessment draws on several kinds of information, including the borrower’s finances and the property. A request for clarification, a referral to a person and an automated result do not necessarily mean the same thing.

This guide explains verifiable parts of the process. It does not infer how an individual underwriter feels, claim discretion overrides policy or promise that presenting information in a particular way will produce approval.

Mortgage underwriting: a variable process

Underwriting is the lender’s assessment of an application and the proposed property. Electronic checks, document review and requests for clarification can overlap; there is no universal sequence or guaranteed timescale.

  1. Application information: facts about the borrower and transaction.
  2. Verification: income, commitments, identity and credit information may be checked electronically or through records.
  3. Property and legal matters: valuation and relevant legal information concern the proposed security.
  4. Further questions: clarification or additional evidence may be requested at different stages.
  5. Decision and conditions: the lender decides whether to offer borrowing and on what conditions; an offer is not completion.

A request for more information does not itself establish acceptance or rejection. An agreement in principle is an initial indication, not a mortgage offer. Mortgage Bridge is an introducer and cannot make or overturn the lender’s decision.

What does a mortgage underwriter check?

The lender assesses the application and proposed property against its requirements. Checks can cover identity and address, accepted income, regular commitments, credit history, purchase funds and the property. Electronic verification and document review may be used together; not every application follows the same sequence.

A payslip can explain pay before and after deductions, while a bank statement shows the money received and continuing payments. Neither record alone establishes affordability. For detailed examples, see our bank-statement guide.

How long does mortgage underwriting take?

There is no guaranteed timescale that applies to every lender or application. The case may be awaiting an income check, a response to a document request, valuation information or a decision. Those stages can overlap, so time elapsed alone does not identify what remains outstanding.

Ask the adviser or lender for the current stage, the specific outstanding item and any case-specific deadline. A stated service level is not a promise for every case. An offer’s conditions and expiry date are separate from an estimate of how long assessment might take.

Can an underwriter decline a mortgage?

Yes. An agreement in principle or an earlier request for documents does not oblige the lender to issue a mortgage offer. Income, commitments, credit policy, the property or unresolved evidence can affect the decision. A valuation taking place is not proof that all other checks have passed.

A request for clarification, a referral for further review and a final decline are different outcomes. Confirm the actual decision and reason through the adviser or lender rather than inferring rejection from a delay. Supplying a correction or explanation does not guarantee a different outcome.

How affordability differs from a headline income figure

Income establishes only part of a mortgage assessment. The lender also considers expenditure, existing financial commitments and relevant foreseeable changes under the rules that apply to the loan. Gross salary, take-home pay and the income a lender recognises are different figures. An online borrowing estimate cannot establish which amount will be accepted.

An income multiple can be a limit within a lender’s policy without being the amount it will offer. Property value, credit requirements and the requested term can impose separate restrictions. Two applicants earning the same amount can receive different decisions because their costs and circumstances differ. This guide does not set a universal salary threshold or promise a particular advance.

Credit reports, scores and lender decisions

A consumer credit score is a summary produced using a provider’s method. The lender can use its own assessment and other information, so there is no single score that guarantees a mortgage. Account history, public records and identity or address information may be relevant alongside the income, property and borrowing requested.

Credit information can differ between agencies or take time to update. The ICO explains rights of access and how inaccurate information can be challenged. Correcting an error is different from removing accurate history, and neither establishes a lending outcome. A high score does not demonstrate affordability, while a limited file is not the same thing as a history of missed payments.

A lender’s valuation is different from a buyer’s survey

A mortgage valuation addresses the property as security for the lender. It can use different methods and may not involve the level of inspection a buyer expects from a survey. A valuation does not certify that the building is free of defects, establish all repair costs or replace the conveyancer’s title checks.

The accepted value can differ from the agreed price or an estate agent’s estimate. Conditions, additional reports or legal information may affect the lender’s position. Paying for a valuation does not guarantee an offer. A buyer’s survey has its own scope, limitations and purpose; the appropriate service is a matter for the relevant professional rather than a mortgage approval outcome.

What happens after a mortgage enquiry?

This is an initial enquiry for administrative support and an adviser introduction where appropriate. It is not a mortgage application or an eligibility assessment. Any mortgage advice comes separately from an adviser acting through an FCA-authorised and regulated network. The receiving firm explains its service, fees and information requirements.

Mortgage Bridge has commercial relationships with receiving firms and receives a percentage of the adviser’s commission when an introduced case completes. Acceptance is not guaranteed.

Changes between initial enquiry and completion

An application reflects information supplied at particular stages. Income, employment, household costs, debts or the property transaction may change before completion. A lender can require further evidence or reconsider matters under its offer and application terms. An earlier indication should not be treated as permission to ignore a material change.

An employer letter, updated statement or revised sale document may help explain what has changed. The relevance of the change is a matter for the lender and, where advice is provided, the adviser. This does not create a standard rule to postpone work, family decisions or necessary expenditure. The important distinction is between accurate reporting of circumstances and a personal strategy intended to secure approval.

Eligibility, affordability and suitability

Eligibility means meeting a lender’s current requirements. Affordability concerns maintaining payments under the relevant assessment of income, costs and commitments. Suitability concerns whether a recommended mortgage meets an individual’s needs and circumstances; an adviser assesses this when giving advice. An initial check, valuation or lender approval does not establish all three.

The outcome depends on individual circumstances, supporting evidence, affordability, the property and lender criteria. Acceptance is not guaranteed.

Debt support and Mortgage Bridge’s role

Free, independent debt advice is available through MoneyHelper’s debt advice locator. This guide does not recommend changing debt repayments, taking new credit or using savings to obtain a mortgage.

Any review by Mortgage Bridge is administrative only. An introduction is not a lending decision or a personal recommendation. Mortgage Bridge has commercial relationships with receiving firms and receives a percentage of the adviser’s commission when an introduced case completes.

Frequently asked questions

Can an underwriter decline a mortgage after an agreement in principle?

Yes. An agreement in principle is an initial indication, not a mortgage offer. The full application and property remain subject to the lender’s assessment.

How long does mortgage underwriting take?

There is no universal guaranteed timescale. Ask which stage the application has reached, what remains outstanding and whether a case-specific deadline applies.

Does meeting eligibility criteria establish affordability or suitability?

No. Eligibility concerns lender requirements; affordability concerns the ability to maintain payments; suitability concerns the individual needs assessed when an adviser makes a recommendation. These are separate questions.

Does Mortgage Bridge give personal mortgage or debt advice?

No. Mortgage Bridge provides general information and administrative support as an introducer. It does not assess eligibility, affordability or suitability or recommend products. Mortgage advice comes from an adviser acting through an FCA-authorised and regulated network.
