Why is debt-to-income (DTI) important for a mortgage?

Lenders assess how much of your income is committed to borrowing already before approving a mortgage. A higher DTI means less flexibility and can affect the borrowing amount or interest rate you may be offered.

What inputs do I need for the credit commitments calculator?

You will need to enter each debt’s description, balance, monthly payment and whether it’s being included in a mortgage application. You also need the gross monthly income for each applicant to calculate the DTI ratio.

Can this tool guarantee my mortgage will be approved?
